RIVERINE DEVELOPMENT
The entire floodplain in the riverside of La Plata is divided in a number of plots that are owned by private actors, who are taking positions in order to build their own isolated development. These private proposals have no global understanding of the riverside as a whole and interfere with the floodplain ecosystem and the sudestada dynamics.
In order to achieve a more suitable proposal for the ecosystem of the riverside, urbanized areas within the private plots are reorganized, adjusting the total square footage to the appropriate amount for the market, in order to avoid ‘ghost neighborhoods’.
The new urbanized areas are located on the edges of the berms that gently colonize the floodplain and that are defined for flood protection. The total built up area is reduced to 66% of the current private proposals, resulting in a more suitable proposal for the ecosystem in the riverside.
PRIVATE DEVELOPMENTS PROTOTYPES
The new developments sit on top of ground berms that protect the buildings from floods. Berms are terraced in order to reduce visual impact and draw different limits for floods according to the flood period.
